Deck staining and sealing puts a protective coating onto timber that has been cleaned, brightened and properly dried. The sequence is not optional: stain bonds to clean, pH-neutral, dry wood and fails on anything else, which is why we treat cleaning and coating as one job with a waiting period in the middle.
Why the order matters
Wood that has weathered grey has a degraded surface layer. Stain applied over it bonds to that failing layer rather than to sound timber, and lifts with it.
Cleaning removes the grey. Brightening then restores the wood's pH after cleaning, which matters because most cleaning chemistry leaves timber alkaline and stain does not bond well to an alkaline surface. Skipping the brightening step is a common shortcut and a common reason a finish looks fine for a season and then goes patchy.
Then it has to dry — properly, through the board, not just to the touch. Roughly forty-eight hours of dry weather is the working minimum, longer in humidity. Sealing moisture into timber is how you get a finish that peels and wood that rots underneath it.
Choosing a finish
The practical trade-off is appearance against maintenance interval.
- Clear sealers — show the most grain, offer the least UV protection, need redoing soonest
- Semi-transparent stains — the common choice, some colour and real UV protection while grain stays visible
- Semi-solid and solid stains — most protection and longest interval, but they obscure grain and are difficult to reverse later
- Oil versus water-based — oil penetrates and weathers more gracefully; water-based dries faster and holds colour longer
Going darker or more solid is easy. Going back the other way means stripping, and stripping a deck is a bigger job than the one you were trying to avoid.
Concrete and paver sealing
The same logic applies to hard surfaces. A sealed driveway resists the staining that makes it look tired, and future cleanings get easier because contaminants sit on the sealer rather than soaking into the slab.
Pavers benefit further: a sealer stabilises joint sand, which is what stops weeds and stops the sand washing out every heavy rain.
As with timber, the surface has to be clean and dry first. If you are already having concrete cleaned, ask us to quote sealing at the same time — the mobilisation is already paid for.
Timing and intervals
Late spring and early autumn are the workable windows here. You need moderate temperatures and a dry run either side of the application.
Most decks want re-coating every two to three years. Full-sun exposure shortens that; shade and light use lengthen it. Horizontal surfaces always fail before vertical ones — floors before rails.
The usable signal is water. If it stops beading and starts soaking in, the coating has stopped working regardless of how it looks.
