Can this deck be saved, or is it time to replace it?

Grey and grimy is cosmetic; soft and wobbly is structural. Most tired-looking decks are excellent candidates for deck cleaning and restoration and a coat of stain — but not all, and knowing the difference saves you from spending cleaning money on carpentry problems.

What cleaning can rescue

Grey, weathered boards are surface oxidation over sound wood — a cleaner and brightener strip the dead layer and reveal fresh timber underneath. Algae, mildew, leaf staining and general grime all release with the right chemistry.

The transformation on a structurally sound but neglected deck is dramatic, and with stain on top, a fifteen-year-old deck routinely comes back looking a few seasons old. If the wood is sound, age alone is no reason to replace.

What cleaning cannot fix

Rot is the disqualifier. Press a screwdriver into suspect boards, especially near fasteners, at board ends, and anywhere water pools: soft, spongy wood is structurally gone. Check the ledger board where the deck meets the house — failure there is the dangerous kind — plus joists underneath, post bases, and rail connections.

Widespread cupping, cracked boards past their span strength, and fastener corrosion throughout are the other end-of-life signals. Cleaning a rotten deck produces a clean rotten deck.

The middle path most decks actually take

Real decks are usually mixed: sound structure, a handful of bad boards. Replacing individual boards and then cleaning and staining the whole surface — new boards weather-blend surprisingly fast under stain — costs a fraction of replacement.
